Project Overview & Status 
Upper Voltaire Mixed Use project will soon be ready for construction on a one-acre in-fill site situated on high ground between San Diego and Mission Bays.  The site is located along Voltaire Street, a neighborhood commercial district that extends from Point Loma High School to the popular Ocean Beach sea shore. The Point Loma peninsula has good access to Nimitz Boulevard, Sea World Drive, Interstate 8 and I-5 freeways, and the site is minutes from, Old Town historic district, three universities, Mission Valley and Midway/Sports Arena regional centers, several US Navy bases, San Diego International Airport and downtown. An MTS bus stop at the project site provides quick connection to the Old Town Trolley/transit hub.  The Voltaire neighborhood business district currently has a supermarket, over 100 shops and restaurants, plus schools, parks, a new library and more, all within a 5-minute walk. While Point Loma is close to all things downtown it has the distinct feeling of a suburban beach community.  
Upper Voltaire mixed use condominium development garnered unanimous approvals by both the City Planning Commission and San Diego City Council. In full conformance with zoning and all goals of the Peninsula Community Plan, the project site was designated a “Smart Growth” location on SANDAG’s City of Villages Regional Plan.
UVMXD will deliver twenty-eight quality townhome residences,  all two or three bedroom floor plans ranging in size from 1,214 to over 1,700 square feet (1,450 SF average) and six will offer a bonus family room/study. Seventeen townhomes are three-stories with mid-level entry and eleven are two-stories over storefront retail. All dwellings have one or two outside decks, 2+ parking spaces and a secure storage room in the garage.  Two elevators access the garage, ground-level outdoor common areas and mid-level residential entries. Gated driveways exit the garage onto either Voltaire St. or Whittier Street (one-block from Catalina Blvd.). All residences will be sold at full market rate – the City’s affordable housing requirements are satisfied by payment of an in-lieu fee at building permit issuance.  
The “campus” project design includes six buildings, three containing street-level retail spaces along Voltaire Street. Commercial customers will use a separate, at-grade parking lot located behind stores.  Upper Voltaire’s vesting map allows the sale of up to six commercial condominium units with 6,636 SF total floor retail area, not including a commercial courtyard and large patio deck over Nimitz Blvd. slope.
A Final Subdivision Map has been filed with City Development Services and is scheduled to record in June 2012 concurrent with the issuance of Grading and Public Improvement Permits.  Building permit drawings are in progress and can be ready for City plan check shortly after map recordation. Upper Voltaire MXD will pay required development impact, housing in-lieu and school fees from the proceeds of construction financing at the time a combination building permit is pulled. 
Grading, shoring and off-site improvement work can commence during summer of 2012 with vertical construction finished by mid-2013.   General contractors estimate that hard construction will cost approximately $7.0 million.
