UPPER VOLTAIRE MIXED USE PROJECTExecutive Summary November 2007Upper Voltaire MXD is an approved mixed-use development project on a one-acre site in the Point Loma neighborhood of San Diego, California. Properties were assembled by Voltaire Partners, LLC in 2003. Local builder and LLC manager Mike Stevens guided the design toward a project that feels like single-family living in a condominium setting. UVMXD will have twenty-eight (28) residential and six (6) storefront commercial units. Twenty-six of the residential units are town homes, and two are large flats. Several of the floor plans have vaulted ceilings with extra room potential. Residential floor plans, all 2-and 3-bedrooms, range in size from 1,168 to 1,713 SF and average over 1,440 SF per unit, not counting private decks and patios. Total residential floor space is 40,355 square feet. Commercial storefront units are 902 to 1,538 SF in size, average 1,108 SF and total 6,646 SF of floor space. Some commercial units have outdoor seating and deck space. The project features seven buildings clustered around four outdoor gathering places that comprise over 10,000 SF of level, useable open space, not counting the large planted slope along Nimitz Boulevard. Each building elevation is architecturally distinct. All units will have front-to-back, flow-through ventilation and air conditioning systems are provided but seldom needed in Point Loma. The UVMXD site sits on high ground and will have unobstructed views to the north, east and west including Sea World fire works, La Jolla's Mt. Soledad, Mission Bay, the University of San Diego, Palomar Mountain, and many other recognizable landmarks. Seven town homes above store front retail spaces will orient to the revitalized Voltaire commercial district. Voltaire Partners recently relocated Domino's Pizza, the only long-term tenant to a renovated building in the same commercial district. Upper Voltaire residents will have a choice of shops, food stores, restaurants, parks, schools, churches, and the new Pt. Loma branch library, all within a five minute walk. The Route 35 city bus stop is part of the project's Voltaire Street frontage. Upper Voltaire's underground parking will have gated entrances from two adjoining streets. The northerly garage entrance opens to Whittier St. and the central gate is entered from Voltaire St. The single-level garage will have 75+ full-sized spaces, including handicapped, plus 4 motorcycle spaces and a large open bicycle storage area. Several "turn-around" spaces are not counted in the parking total. The garage will also feature locked storage rooms for each dwelling and larger storages for commercial tenants, plus a telephone/cable room, camera security, two elevators and three exit stairways. One side of the garage will be fenced and open to Nimitz Blvd. thus avoiding the need for a garage ventilation system. A separate 13-space, street-level parking area will serve UVMXD's six commercial storefront units.
